By now everyone has seen or heard reports of the dismal July home sales record. Ohio home sales appear to be following the national trend. If your home (not a short sale or foreclosure) is on the market or soon will be, I have some tips for you.
#1. I don’t want to sound like a broken record but I guess I will. Price your home properly. Admittedly, this can be difficult with what seems to be an ever changing market, but it is critical to getting your home sold. Have a plan to reduce when necessary…every 30 or 40 days until it is sold, or whatever works for your situation.
#2. Listen to the feedback from buyers who have viewed your home. You may not like what you hear but, it is what it is. The buyer may never, ever, mention the price being too high, but if they have a laundry list of what they think is wrong, they are telling you they will not buy it for the asking price.
#3. If the feedback indicates a problem with pricing, you have some options. The obvious one is to reduce the price. The other is to address some of the items the buyers are critical of. BUT, proceed with caution. Try not to invest too much money in these items as you likely will not get it back. What you may get is a quicker sale…6 months instead of 12.
#4. When that offer finally comes in, consider it, or at least consider a counteroffer. You may not get another one for a very long time.
#5. Make sure your are working with reputable Realtors®, lenders, and title companies. It can and often does, make all the difference in the world!
